The Short Answer
Most of the time the answer comes down to the structure, not the finishes. A garage conversion starts with the same structural questions as any addition: is the slab sound, and can the space be framed, insulated and finished for everyday living. If you call us at (909) 929-9595 and describe the garage, we will talk through what the structure and foundation allow. This post walks through what we look at and what the work involves.
Why This Question Comes Up So Often
A garage is often the largest underused room on a property. Homeowners across Montclair and the Inland Empire ask about turning it into a bedroom, an office, a family room or living space for relatives. The idea is appealing because the walls, roof and slab already exist. The catch is that a space built to park cars was not built to be lived in, so the real question is what it takes to bring it up to everyday living standards.
What We Look at First
The Slab and Foundation
Everything in a conversion sits on the existing slab, so its condition matters first. Because the same crew handles foundation and framing work, we can assess the slab and the structure around it ourselves instead of relying on a separate company. You can read more about that side of our work on our foundation and framing page.
The Garage Door Opening
Converting a garage means framing new walls where the garage door opening was. Some conversions keep the garage door look from the street, while others swap it for a wall and windows. That is a design decision we talk through with you, and it affects how the finished room reads from the outside.
What a Conversion Typically Includes
The work generally moves through a few stages, and our crew handles them in sequence.
- Framing the opening, closing in the garage door bay
- Insulation and drywall, bringing the space up to living standards
- Electrical and fixtures, including outlets, lighting and switches
- Flooring and finishes that match the rest of the house
The goal is a room that reads like the rest of the home rather than a garage with a rug in it.
Permits and Inspections
A garage conversion moves ahead once the plan and any required permits are in place. Because one team handles foundation, framing and finish work, the conversion moves through inspection, framing and finishes without being handed between different contractors. Kaan Constructions holds California Contractor License #1124362 and is insured and bonded.
Garage Conversion or ADU?
Some homeowners are really deciding between converting the garage and building something new. If you are weighing both, our ADU and home additions page explains the other path, and our earlier post on ADUs and home additions in Upland shows how we approach that kind of project from the foundation up. We are happy to talk through which route fits your property.
Questions Worth Thinking Through First
- What do you want the room to be: a bedroom, an office, a family room or something else?
- Do you want the street side to keep the garage door look or become a wall with windows?
- How closely should the flooring and finishes match the rest of the house?
You do not need final answers before you call. They are simply what we will talk through with you.
